Pre-construction Services

Design / Build Services:

RVC has been a pioneer in the Design / Build industry offering and executing projects under this method of construction throughout the continental United States, Alaska and Hawaii.

The Design / Build method of project delivery offers distinct advantages over the more traditional Design / Bid / Build method of construction. Some of the advantages to D/B are:

  • Single Point of Responsibility - the owner contracts with a single entity – the designer-builder, for both design and construction.
  • D/B greatly simplifies the flow of the project by fostering a more cooperative relationship between owner, designer and contractor.
  • Continuous Execution of Design and Construction - this results in earlier, more accurate program development and cost projections.
  • Cost Savings - given that the D/B team works together from project inception, the most effective means and methods of construction are evaluated throughout the design phase resulting in greater cost savings to the owner.
  • Time Savings - D/B allows for a more flexible and overlapping phased approach to construction, allowing construction phases to begin at a quicker pace resulting in a more compressed construction schedule.
  • Reduced Risk and Change Orders - given the single point of responsibility under a design/build contract, owners have the assurance of a firm fixed price contract thereby eliminating change orders within the defined scope of work.

Design / Bid / Build:

In addition to the Design / Build method of construction, RVC is also heavily involved in the more traditional construction approach of Design / Bid / Build in which we draw upon hundreds of our local and regional sub relationships to ensure our owners the best possible bids for their projects. This method of constructing projects incorporates the following characteristics:

  • Contract documents are completed in a single package before construction begins, requiring construction related decisions in advance of actual execution.
  • Configuration and details of finished product agreed to by all parties before construction begins.
  • Three parties involved in the project; Owner – Designer – Builder.
  • Owner signs separate contracts with the Designer and Builder.
  • This method is more linear in its approach, typically extending the timeline of the project due to the need for fully completed drawings prior to commencement of construction.

Construction Management:

RVC has a long standing portfolio of projects for which we served as the Construction Manager. Using the construction management methods of construction, RVC enters into an agreement which we assume the role of the Owner’s agent in administering the work. Some of the characteristics and advantages of this approach are:

  • CM becomes the owners’ agent, having direct access to contractors’ contacts and professional expertise.
  • CM assembles for the owner the project team i.e. designers, consulting engineers, general contractor and sub contractors.
  • CM administers and coordinates all design and construction responsibilities i.e. design development, schematic design, contract documents, budgeting, value engineering, scheduling and ongoing construction oversight.
  • CM generates all documents for sub-contracts and material purchases for owners’ approval and execution. CM also handles all accounting, draw requests, licensing and insurance requirements, payment disbursements and lien release verification.
  • CM contract is typically based upon a fixed cost negotiated between the CM and the owner based upon the scope of service required by the owner.
  • This method of construction allows the owner to contract directly with sub-contractors and vendors directly, thereby benefiting the owner from a cost standpoint.

Tenant Improvement:

Over the past 4 decades RVC has performed thousands of TI’s. Our portfolio of tenant improvements includes both residential as well as commercial projects ranging from simple TI’s - such as adding a family room to a basement, to high-end medical, banking and legal office commercial space.

RVC recognize that TI projects take a special skill set and sub-contractor base, and that is why we’ve developed a stand alone division of RVC that is dedicated specifically to this segment of work. RVCs’ TI specialists offer to our clients:

  • Self performed work, insuring project deadlines.
  • Highly compressed construction schedules for clients with time sensitive projects.
  • Construction during off hours, thereby allowing business to remain open during work.
  • In-house design and engineering to ensure expedited and accurate construction documents.
